Red Coral launches new Rental Division

In response to growing demand Red Coral are delighted to announce the launch of our newest division specializing in long term luxury villa and apartment rentals and relocation concierge.

The search for a new home for those coming to work in the BVI, or those already here looking to find their own space prior to investing or buying, can be all consuming. There is always a plethora of long-term rental options being advertised at any given time across multiple search platforms and identifying which properties to view can be challenging. Each offer something unique, be it the views, the floorplan, the location, ease of access or general comfort level and the quality of furnishings. Rental listings change daily and hidden gems are often snapped up in minutes. Our commitment is to map the market in real time, capturing all available listings, to ensure that we shortlist the options that perfectly match each client’s requirements. Our network of property owners forged through our residential sales portfolio also gives us visibility of rentals that have not yet been openly marketed which further strengthens our search capability.

With a coastline of 111km on Tortola alone, one very obvious draw to BVI in the first instance are the incredible beaches and coves with their vibrant blue water, and the access to some of the best island hopping, sailing, watersports and snorkelling in the world. Property searches can be driven by these factors, wanting to be near a beach or a marina, but can also be focussed on an easy commute to Road Town and schools or the proximity to the airport if a frequent traveller. Knowing what is important, an easy work commute or being close to hobbies, family or friends may narrow down the search parameters. There are six districts in the BVI, inside which there are many smaller villages and hamlets, so your locality is normally quite specific. The East and West End being 12 miles apart as the crow flies means that nowhere is ever too far away!

Many rental homes and apartments come fully furnished, which can include cutlery and plates, linens and towels. Part-furnished generally includes the white goods such as fridge freezer, washer and dryer, and stove, sometimes a dishwasher, and occasionally beds or extra furnishings. There is also the completely unfurnished option which is again fairly popular for those who have accumulated their own items of furniture over the years and prefer to take them along to make the new place feel like home. For all an inventory is made prior to each rental to ensure all parties are certain what is there at the start of the tenancy.

In terms of budgeting, price points on Tortola vary with unfurnished or part furnished one bedroom or studio units available from $1,000 to $2,000 per month, through to larger multi-bedroom villas with pools and landscaped gardens for circa $10,000 per month. Generally, a two-bedroom apartment would rent monthly for around $2,000-$4,000, three bedrooms can be expected to be between $3,000-$6,000 and onwards. The price reflects a number of factors including whether it is full or part furnished, the floorplan, if there is a hot tub or swimming pool (or both) and if there are added features like a generator, central air conditioning and/or amenities and utilities included (some landlords include electricity or internet services within the rental). Rental properties on Virgin Gorda and the outer islands have limited availability, but our searches include those as needed.
